To include major structure and system protection for 90 days. A Platinum Roof Leak warranty covering roof leaks for a full 5 years. During a standard home inspection the sewer amd main water lines are not fully evaluated which would require a camera scope of the sewer line and the water line is underground and cannot be fully evaluated. This policy provide additional protection. We also provide Recall Chek which will continuously monitor the major appliance for recalls and if found you will be notified and assistance provide to arrange a free in home repair. We also provide the Homeowners Resource which allows the homeowner to call and speak with an industry professional regarding home maintenance or any other question regarding the home. Radon can be an issue anywhere in Georgia especially in Gwinnett, DeKalb, Fulton, or Cobb. We use top of the line Radon CRM Testing Equipment which allows us to give you a report generated on site when we pick up the equipment just 48 hours after placement. This equipment accuracy is within 5 to 7% where canister accuracy falls to within 25% but likely more depending on the lab processing the canisters. CRM Equipment is far more accurate. We believe that the more you know will better assist you in making determination to test and what type. We can assist and provide you with additional information but encourage you if you have concerns to evaluate the research available online. "I already own my home and I can see what looks like mold and there is a musty odor in my basement" "Do I need a mold test"? The answer is not necessarily. We feel the best use of testing is to test as necessary and not for the sake of testing. Likely as you already own your home, you do not need a lab certified and verifiable report that would be needed for a real estate transaction. As you can smell mold or visually see what looks like mold, there's a good chance it is. Mold needs several things to grow, a food source, air, and moisture. So if you visibly see what looks like mold or mildew or just smell a musty odor it would be best to determine if there is a source for water infiltration, eliminate the water infiltration. Then mediate the affected materials as necessary. Then it would be prudent to test to ensure the mediation is effective. We can provide a mold inspection in these cases that can assist in determining if there is water infiltration and discuss what materials need to be mitigated. Likely your best course of action would be if you suspect mold and own your home, is to contact a qualified contractor specializing in mold remediation. However if your looking to purchase the home, we can provide quick results to determine if and the type of mold so lab tested and verifiable results can be addressed in regard to the transaction. We use professional collection equipment (IAQ MegaLite Pump) to obtain samples for conclusive lab results and report. This procedure gives the best sample but other methods are available such as swab collection or specialized mold tape. We recommend the the IAQ MegaLite Pump and this test can be completed in about 15-20 minutes per air sample. With the complete test, we include 3 air samples for $295. We will then send that to the lab and after a short processing period we will provide the lab report that will include a breakdown for any particulates found. We will also perform a mold inspection to determine where we need to test and amount of samples needed. We will also look for the source of water infiltration, discuss what needs repair and the remediation needed.

Did you know that a single one inch hole or opning in the exterior wall siding or cladding can allow up to 30 quarts of water into the homes wall cavity? That over 90 percent of water infiltration into the home comes from water infiltration into the home is from water vapor in the air carried by pressure differentials of the outside air and the air in the home or by shear force of wind. Sealing you home is a very cost effective way to seal your home from water infiltration and to save money and energy. This is a limited test which includes an analsis report from data gathered during the inspection. Test does not include Blower Door Testing for air leaks and would be typically performed during a full Energy Assment.
